Updated October 2026

A New Castle County home can work well for a household commuting to Philadelphia or Wilmington, but the mortgage approval calculation and the household spending calculation answer different questions. Underwriting generally starts with qualifying gross income; your budget must also absorb payroll taxes, commuting costs and benefit deductions.

Separate debt ratios from take-home pay

Debt-to-income ratio compares qualifying monthly debts with qualifying monthly income. The housing component typically includes principal, interest, property taxes, homeowners insurance, applicable mortgage insurance and HOA dues.

For example, $3,000 in housing expenses plus $600 in other counted debts against $9,000 in qualifying gross monthly income produces a 40% DTI. That calculation does not mean $5,400 remains available to spend after payroll deductions.

Philadelphia wage tax, Wilmington earned-income tax and cross-state income-tax credits can affect actual take-home pay. Work location, residency and remote-work arrangements matter; do not assume moving to Delaware eliminates taxes associated with your employment. Use the Delaware Division of Revenue to investigate Delaware filing and credit rules.

Match the loan to the property and income

The 2026 conforming baseline is $832,750 throughout New Castle, Kent and Sussex counties. New Castle also benefits from an elevated FHA limit associated with the Philadelphia-Camden-Wilmington metropolitan area, rather than simply using the national $541,287 FHA floor. Check HUD FHA Mortgage Limits for the applicable county and unit count.

Base salary is usually easier to document than variable overtime, commissions or bonuses. A recent job change does not automatically prevent approval, but the lender needs a clear employment and compensation record.

Build an address-specific payment

New Castle County's reassessment makes current tax information especially important. Relatively low Delaware tax escrows should not be estimated from an outdated listing or the seller's previous bill.

Hen & Harbor's monthly payment calculator helps compare complete housing costs. Add the customary buyer transfer-tax allocation and attorney settlement charges with the closing cost estimator. Delaware requires a Delaware-licensed closing attorney, so coordinate settlement timing with both the lender and attorney rather than assuming an out-of-state closing process applies.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
