Updated October 2026

Buying near the University of Delaware, along Pike Creek’s residential corridors or in Hockessin requires more than comparing neighborhood asking prices. School-tax boundaries, municipal services and the property’s intended use can change the financing picture even when two homes sit only a few miles apart.

Price the address, not the ZIP code

A Newark mailing address does not automatically mean a home is inside Newark’s municipal boundary. Likewise, a neighborhood name is not a substitute for verifying the parcel’s school district. Build your payment estimate from the actual county, school and applicable municipal charges.

New Castle County’s countywide property reassessment makes this especially important. A higher assessment does not automatically produce a proportional tax increase: the assessed value and adopted tax rates work together. Request the latest available bill and identify whether the seller’s exemptions would apply to you.

Start with our monthly payment calculator, then replace estimates with property-specific figures. Delaware’s comparatively low annual property taxes can keep escrows manageable, but they should never be entered as zero.

Choose financing around occupancy

For 2026, the baseline conforming limit is $832,750 across all three Delaware counties. Check the framework at FHFA Loan Limits. A higher-priced Hockessin purchase may still fit conforming financing if the down payment brings the loan within that limit.

University-corridor buyers should distinguish a primary residence from an investment property. Buying a home for a student family member does not automatically establish owner-occupied eligibility. Explain who will live there before comparing rates, down payments and rental-income treatment.

Eligible primary-residence buyers can investigate Welcome Home and Home Sweet Home through the Delaware State Housing Authority. Assistance eligibility depends on the household, property and selected program—not simply whether the home is near campus.

Reserve enough money for settlement

Delaware’s ordinary buyer share of the 4.0% realty transfer tax is 2.0%. Qualifying first-time buyers may save up to $3,000 through the state transfer-tax credit. Budget separately for lender charges, prepaid insurance, escrow deposits and the required Delaware-licensed closing attorney.

Use our closing cost estimator before negotiating seller assistance. Hen & Harbor can organize the comparison around your actual address, occupancy plan and available cash rather than a generic county average.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
