A $400,000 home in Delaware is not automatically cheaper to buy or own than a similarly priced home in Cecil County, Maryland, or Chester or Delaware County, Pennsylvania. Compare cash at closing and recurring ownership costs separately, using the actual municipality, school district and property—not a statewide tax stereotype.

Put Delaware’s upfront tax on the worksheet

Delaware’s combined realty transfer tax is 4.0%: 2.5% state plus 1.5% county or municipal tax. The customary split assigns 2.0% to each party, although the contract can shift that burden.

Delaware $400,000 purchaseAmount
Total transfer tax$16,000
Customary buyer share$8,000
Maximum eligible first-time-buyer reduction$3,000
Buyer share after that reduction$5,000

The first-time-buyer credit reduces the buyer’s state share by 0.75% on up to $400,000 of purchase price. Check eligibility through the Delaware Division of Revenue.

For Maryland, request separate state transfer, county transfer and recordation calculations, including any applicable first-time-buyer treatment. For Pennsylvania, obtain the state and exact local realty transfer-tax amounts. Neither neighboring state should be modeled by copying Delaware’s 2% buyer allocation.

Compare annual carrying costs on equal terms

Delaware generally offers relatively low annual property taxes, but countywide reassessments in New Castle, Kent and Sussex require current figures. Do not multiply an old assessment by a new rate or assume assessment growth translates directly into an equal percentage tax increase.

For each candidate property, collect:

A $3,600 annual difference in property taxes equals $300 monthly. That can outweigh several thousand dollars of upfront savings over a longer ownership period, but use the actual bills and expected holding period.

Keep financing assumptions consistent

Delaware’s 2026 baseline conforming limit is $832,750 across all three counties. Verify the applicable neighboring-county limit through FHFA Loan Limits rather than assuming every location is identical. DSHA assistance applies to eligible Delaware purchases, not a home across the state line.

Run each property through Hen & Harbor’s monthly payment calculator and closing cost estimator with the same down payment, loan term and rate assumption. Delaware also requires a Delaware-licensed attorney closing. The useful comparison is total cash required plus the sustainable monthly payment—not purchase price alone.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
