Updated October 2026

A manufactured home near Delaware's beaches may have an appealing purchase price because the land is not included. Financing a home on leased land is fundamentally different from buying a fee-simple property. Before comparing rates, determine exactly what the seller owns, what transfers to you, and whether the home qualifies as real property.

Identify the collateral before choosing a loan

Fee-simple ownership generally includes the home and land. A leased-land purchase may transfer the home while leaving the buyer responsible for recurring ground rent under a separate lease. Many ordinary mortgage programs require an eligible real-property interest, an acceptable foundation, and compliant title treatment.

A personal-property loan, sometimes called a chattel loan, finances the home rather than a conventional land-and-home package. Rates, repayment periods, down payments, and consumer protections can differ from a real-property mortgage.

Modular homes and manufactured homes are not interchangeable classifications. Modular construction generally follows applicable building codes, while manufactured housing follows the federal HUD construction standard.

Check the financing path rather than assuming FHA eligibility

Some eligible manufactured homes can use FHA real-property financing, while other home-only transactions may fit specialized financing. FHA Title I and Title II are different programs; the familiar county mortgage limit does not establish eligibility for every manufactured-home loan. Review the agency's housing resources through HUD FHA Mortgage Limits.

The 2026 FHA floor is $541,287, and New Castle has an elevated metropolitan-area limit. Those figures do not override land-interest, foundation, title, or lender requirements. The Consumer Financial Protection Bureau offers mortgage comparison resources for reviewing costs and terms.

Compare the entire monthly obligation

A $900 home-loan payment plus $850 ground rent already totals $1,750 before insurance, taxes, utilities, and community charges. Test future rent increases rather than comparing only today's payment with a fee-simple mortgage.

Transfer-tax treatment and settlement requirements depend on what legally transfers. Do not automatically apply a conventional home-and-land purchase worksheet to a home-only sale. Delaware real estate closings require a licensed attorney; have the closing professional identify the transaction structure and applicable charges.

Use Hen & Harbor's monthly payment calculator for the loan component, then add ground rent separately. Compare acquisition costs with the closing cost estimator, using verified title and lease information rather than assumptions from the listing.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
