Updated October 2026

A $1 million beach home in Lewes, Rehoboth, or Bethany Beach does not automatically require a jumbo mortgage. With a $200,000 down payment, the loan would be $800,000—below Delaware's 2026 baseline conforming limit of $832,750. Loan amount, occupancy, and property eligibility matter more than the listing's luxury label.

Determine the loan category before comparing rates

The $832,750 baseline applies across Sussex, Kent, and New Castle counties for a one-unit property. Check the annual framework through FHFA Loan Limits. A $900,000 loan exceeds that baseline, while a smaller loan can remain conforming even on an expensive property.

Jumbo lenders establish their own underwriting standards, including down payment, credit, debt ratios, and post-closing reserves. A second-home loan may also have different pricing and reserve requirements from a primary-residence mortgage.

Describe intended use accurately:

Do not assume projected seasonal rental revenue will qualify you for a second-home mortgage. Rental management agreements, required rental availability, or hotel-like operations can change the analysis.

Build a coastal ownership budget

Flood zones, elevation, wind coverage, replacement-cost estimates, and insurance deductibles deserve attention before the financing contingency expires. A lender-required flood policy may not capture every exposure or the full cost of rebuilding.

For condominiums, review association reserves, master insurance, structural work, and special assessments. The beach condo financing guide explains why a financially qualified borrower can still encounter a project-level financing problem.

An adjustable-rate loan can lower an initial payment, but the reset terms matter if ownership lasts longer than planned. Compare scenarios with the ARM versus fixed calculator, including a higher-rate payment after the introductory period.

Preserve liquidity through closing

On a $1 million purchase, Delaware's customary 2.0% buyer transfer-tax share is $20,000. That sits beside the down payment, attorney settlement charges, insurance prepayments, and escrow deposits. The state's first-time buyer credit is not a general vacation-home discount; verify qualification rather than assuming eligibility.

The Delaware Division of Revenue explains transfer-tax rules. Use Hen & Harbor's closing cost estimator to distinguish spendable cash from lender-required reserves. Request current Sussex County tax figures after reassessment, and avoid relying on the seller's old escrow payment when deciding how much liquidity to retain.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
