Updated October 2026

A beach property in Rehoboth, Dewey or Bethany can be a personal retreat, a rental business or a mix of both. The financing must reflect the intended use. Choosing a second-home label solely to obtain better terms can create an occupancy problem when the actual plan is an income-producing investment.

Choose the occupancy category first

Second-home financing generally requires meaningful personal use and compliance with lender occupancy rules. Rental activity, management arrangements and control over occupancy can affect eligibility. Do not assume occasional personal visits convert a professionally operated vacation rental into a qualifying second home.

Investment financing is designed for rental use. A DSCR loan evaluates property income against a lender-defined housing expense calculation, but documentation and methodology vary. Some programs accept supported short-term rental projections; others require operating history or different evidence.

The 2026 $832,750 conforming baseline applies throughout Delaware, but it does not set DSCR program limits. See FHFA Loan Limits for the conventional threshold.

Underwrite the slow season, not just July

Gross booking revenue is not spendable cash. Model vacancy, platform charges, management fees, utilities, cleaning gaps, repairs and furniture replacement. A property's lender-calculated DSCR may omit expenses that still reduce your actual return.

Sussex County reassessment also makes current property-tax information more useful than an old operating statement.

Keep acquisition cash separate from operating reserves

Delaware's 4.0% realty transfer tax consists of 2.5% state and 1.5% county or municipal tax. The customary split is 2.0% buyer and 2.0% seller, subject to the contract. A Delaware-licensed attorney conducts settlement.

Review tax information through the Delaware Division of Revenue. Use Hen & Harbor's closing cost estimator for acquisition planning, then request a quote identifying the intended occupancy, rental strategy and property type. Retain operating reserves after closing rather than committing every available dollar to the down payment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
